Terms and Conditions

By placing a booking with us, you and your booking party agree to the following terms and conditions as set out. During your stay you agree to abide by the subsequent conditions. If you have any questions about booking with us, please contact us before making a booking.

Booking Process

All bookings require at least one person who is over 18 years old staying with them who is to be responsible for all persons under the reservation. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Our accommodation and property grounds are only for the use of booked occupants. No functions, events, ceremonies or parties are permitted. Any third party visitors are only allowed access at our express permission.

A minimum stay of 2 nights applies to all bookings.

To secure any booking we require that full payment be made.

A credit card bond/hold of $200 is required for all bookings.


Please be aware that after 10:00 pm noise restrictions take effect and outside noise needs to be kept to a minimum, if you are entertaining in the outside areas please be aware of this or move guests inside to minimise external noise. Amplified music is not permitted outdoors.

All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.

Check-in & Check-out

Guests must check-in and check-out by the times stated below:

  • Check-in – 2:00 pm
  • Check-out – 11:00 am on day of departure

Cancellation, Refund & Non-Arrival Conditions

Guest who need to modify or cancel a booking should contact us as soon as possible. All requests for any changes to bookings must be in writing and emailed to info@selahvalley.com.au.

Amounts already paid are only returned in accordance with the following conditions:

  • Cancellation made 7 days or more prior to arrival date = Full refund.
  • Cancellation made 6 days or less of arrival date = 50% refund of accommodation and a full refund of the cleaning fee.
  • Cancellation made 48 hrs or less of arrival date = No refund for accommodation. Full refund of the cleaning fee.

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their right for a refund and the full amount of the booking will be retained by us.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

Damages & Lost Property

We reserve the right to charge you for any damages caused during the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Likewise, if any items are found to be missing upon departure, we reserve the right to charge you for the necessary replacement costs of the item/s.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items at the cost of the property owner, otherwise collection can be arranged.


Smoking is NOT permitted inside or on balconies. Please use the outside grass area for smoking.

Pets & Service Dogs

We do not accept pets throughout the accommodation, except for service dogs.


Where on-site parking is provided, guests accept that they park their vehicles at their own risk.

During your stay you MUST:

  • notify us as soon as practicable in respect of any damage to the property or its contents;
  • notify us as soon as practicable in respect of any personal injury suffered by any person on the property.

During your stay you MUST NOT:

  • engage in any illegal activity at or around the property;
  • engage in anti-social activity on or around the property;
  • create excessive noise on or around the property;
  • hold any function on the property, whether formally or informally;
  • permit the accommodation to be occupied by more persons than it occupies as stated on our website;
  • bring any caravans or tents onto the property (without prior consent);
  • engage in any activity which places the property, its animals or its contents at risk of material damage or harm;
  • remove any of the contents of the property;
  • permit any domestic animal to access the property.

Our Right To Cancellation

We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
